A developer is seeking Aurora City Council approval for an office, warehouse and distribution building in the West Corporate Center on the northeast side.
The Pizzuti Companies are planning the 275,000-square-foot building on currently vacant land on the northeast corner of Interstate 88 and Mitchell Road.
The building would also have a 238-space parking lot. Offices would be on the south side of the building facing I-88, with docks and 49 trailer spaces on the north side of the building.
Access to the building would be from an extension of Corporate Boulevard to Mitchell Road on the south side of the proposed building.
The extension of Corporate Boulevard is the beginning of the final phase of the West Corporate Center, a longtime corporate development by Dolan & Murphy Real Estate.
“That’s an important connection,” said Ed Sieben, Aurora’s development director. Sieben was talking to aldermen at a Committee of the Whole meeting this week. The City Council is expected to give final approval to the development at its regular meeting next week.
The center is part of the same tax increment financing district that includes the first phase of Chicago Premium Outlets mall, and the corporate development along Bilter Road.
To facilitate the development, developers are asking the city to establish a special use planned development on the property that would create a five-lot subdivision.
The warehouse building would be built on one of the lots, while two other lots would be used for storm water detention and a wetlands. That leaves two other lots along the new part of Corporate Boulevard for future development.
The warehouse parcel is about 43 acres, but the southern 12 acres is zoned for manufacturing. The Pizzuti Companies is proposing to change the zoning to office, research and light industrial, as the other 31 acres are zoned.
The extension of Corporate Boulevard would match up to how Corporate is now, with 39 feet of pavement, and a five-foot sidewalk on both sides of the street.
In addition, the two billboards on the property would be removed as part of this development.
